Mold Inspections

I. What laboratory analyzes Home InSight’s mold samples?

Pro Lab, the professional’s choice for environmental testing, 1-800-427-0550. Mold samples are sent overnight to the laboratory. Normally, the results are posted by 5 PM the second business day after testing. For a nominal fee, they can be obtained the next day.

II. Does this laboratory have a full-time microbiologist? What are his/her credentials?

Dr. John Shane. Dr. Shane is the best-known instructor in the field of spore trap analysis for environmental particles and mold. He has trained over 3000 analysts during the past ten years as Professor and Director of Research of the McCrone Research Institute in Chicago, IL. Dr. Shane is a recognized expert in the scientific community.

III. Is this laboratory certified? If so, by whom?

Pro Lab is certified by the American Industrial Hygienist Association (AIHA).

IV. What process is used to actually count the spores?

Pro Lab reads the entire slide. Other labs only read a portion of the slide. HomeInSight uses Micro5s to do air sampling. Pro Lab follows a defined protocol for collecting and interpreting results collected using these devices.

V . How long has the laboratory been performing mold spore count tests?

Over 10 years.

VI. How is Home InSight certified to perform mold testing?

Pro Lab provides 20 hours of training before certifying home inspectors to collect mold samples according to their protocol.

VII. Where are qualified mold professionals found?

Several qualified mold professionals Home InSight is aware of is listed in the Resources page of this website. In general, ASHI ethical standards prohibit referrals to particular companies. However, for mold, they are very difficult to find. HomeInSight provides these contacts as a source among others to research and choose from.

I. Why are reports routinely referred to Moisture Warranty?

Moisture Warranty issues MoistureFree Warranties after repairs have been made. They will require the least amount of work needed to be confident they can underwrite your building. They take the inspection report and issue the equivalent of a statement of work you can use to provide to qualified contractors to get the work done. Moisture Warranty trains their inspectors and contractors. As a result, the Georgia insurance commission states that Moisture Warranty is the only company that can provide this kind of warranty in Georgia.

I. What building codes does Home InSight inspect to?

Each year, on 1 January, the Georgia Department of Community Affairs (DCA) specifies the applicable building codes for the entire state of Georgia. Each building department is allowed to be more restrictive than the Georgia code; however, they are not legally allowed to be more lenient. There is no way to keep up with each of 300+ building department amendments. Therefore, only what is required by Georgia DCA is evaluated.

II. Is HomeInsight code certified?

Sherlock Homes is fully code certified to perform residential inspections by the International Code Council (ICC) as a Residential Combination Inspector. This means four tests have been passed based on the International Residential Code for structure, electricity, plumbing, and mechanical.

III. Can HomeInSight certify inspections with a professional engineering stamp?

Sherlock Homes is a professional engineer; however, he is not qualified to stamp engineering documents. This requires passing tests as a Professional Engineer. There are companies in the area with this credential. Please see the Resources page for one or more contacts.
