HOME INSPECTION SERVICES

In addition to Home Performance Assessments, Home InSight offers a variety of home inspection services.  Indeed, the basis for any home performance assessment is a home inspection to some degree.

Resale Inspections

When you purchase a house, the condition is uncertain.  Unlike appliances, houses don't come with operating instructions.  Every house is unique--an optimization of 7 systems: structure; electrical; plumbing; fuel gas; storm water drainage; thermodynamic (energy flow control) and heating, ventilation, and air conditioning.  Even if you lived in the house for 30 years, the interratationships of these systems and their impact on health, buiding durability, comfort, and energy efficiency is largely unknown.  Home InSight speaks house!  The purpose is to interpret what the house is saying to help you make an informed purchasing decision and hopefully get the peace of mind necessary to enjoy your new home.

 

Currently, Home InSight is unable to provide clearance letters for Wood Destroying Organisms, such as termites, beetles, and wood decaying fungi.  However, in another state, Sherlock Homes was licensed to do so.  Unfortunately, home inspectors aren't required to remove anything to uncover damage.  Pest control companies percieve they are not permitted by law to report on the extent of damage.  If the home inspector isn't looking and the pest control inspector can't tell, then who will tell you?  Home InSight!

New Construction Inspections

Most issues found in a resale home inspection were there when the builder sold the house.  Unfortunately, the issues usually don't make themselves apparent until years after the builder sells the house.  Often, the builder is unaware of the home performance problems his or her subcontractors left behind.  They're project managers who are inadequately trained in building science.  Home InSight can evaluate house to let you know the condition of each building component individulally then use that knowledge to predict how the house will perform in terms of health, safety, building durability, comfort, which when is all done correctly leads to more energy efficient homes.

Warranty Inspections

New Construction Inspections occur before purchasing the house.  Georgia law gives new home buyers at least a one year warranty on everything and four year warranty on the structure.  A Warranty Inspection is usually held at the 11 month point.  If the New House Inspection wasn't performed, you have up to a year to get it done.

Mold Screenings

Mold grows when there is a food source and moisture.  The wood and drywall are a yummy dish for mold.  The increased use of engineered wood products makes the destruction occur much faster.  A mold inspection is about finding the sources of moisture so they can be dealt with.  When necessary mold samples are taken to determine the extent of mold contamination so a Certified Mold Remediator can remove it.  When the job is finished, Home InSight's Certified Mold Inspector can issue clearance letters when the mold is cleaned up.

Stucco Inspections

The only difference between a stucco house and an another with a different type of siding is stucco's ability to trap water against a wood wall.  Like any other house, usually no more than 6% of the exterior walls are water damaged.  What 6%?  As a Certified Stucco Inspector, Home InSight can spot and analyze parts of the house with high moisture.  The report is prepared for Moisture Warranty, who will give a minimimum scope of work leading to 1, 3, or 5 year warranty.  The certified repair analysis is used to get a Certified Stucco Remediator to fix the house properly, as required.  When they're through, Home InSight reinspects the house so Moisture Warranty can be satisified they providing a warranty on a dry house.  You'd be amazed at what we learned about all houses by studying synthetic and hardcoat stucco homes.
