Doctors and local pest control companies to provide lower overall costs
than if home, roof, and termite inspection services were ordered
separately.

A free roof inspection is automatically
ordered for every inspection for homes in Alameda, Contra Costa, and Solano Counties.
Roof Inspection Days. Unless
there is severe weather, they routinely inspect roofs on Monday,
Wednesday, and Friday in the East Bay area. When things get
busy, they
may add an additional day. Where possible, Roof Doctors
inspects the
roof the same day we do your home inspection.
Roof Doctors. Roof Doctors is a
professional roofing company, providing free roof inspections in San
Francisco's East Bay (Contra Costa & Alameda
counties) and I-80 Corridor (Solano County).
Through Roof Inspection Need. Our goal is to have every house we inspect checked
out. Though we inspect roof decks, roofing, and flashing
there's more to see. Many houses in our area have tile or
metal roofs. There's no way we would get on them, even if we
could because they are easily damaged. Also, tile roofs need
to have their valley cleaned about every 10 years to avoid having leaves
and other tree debris from fouling up the roof.
Roof Doctors Report. Roof Doctors gets on
every roof. They issue a report no later than the
morning of the next business day showing any necessary
repairs. If the roof is in good shape or the recommended
repairs are made, they also offer a 2-year certificate. If
costly repairs are needed, Home InSight always recommends getting a
second opinion. You're out nothing. Your first
opinion is free!
Roof Inspection Purpose. Inspections by roofing contractors serve a different purpose than those performed by a home inspector. Lenders want to know whether the roof is likely to leak in 2 years. The roof's life expectancy, condition, number of layers, etc. are irrelevant.
Roof Doctors will guarantee the roof won't leak for two years. Home InSight evaluates the overall condition of the roof. Working together, clients should have a compete opinion of the roof.
Termite
Inspections
Termite inspections
are offered at reduced rates. However, you'll need
to call them to
coordinate the inspection. If there is at least 2 business
day's lead
time, the termite inspection can be done at the same time we do ours.
Termite Inspectors
produce Wood Destroying Organism (WDO) reports, including termites,
beetles, and fungus. In California, they also look for water
damage and possible leaks. There are several pest control
companies participating with us. There prices start at $150
for houses up to 2000 sqft. Then they go up in $25 increments
for up to each additional 1500 sqft.
When setting
your appoint, consider how much time you have for your inspection
contingency period. Ours easily accommodate 2 business days of lead
time. Sometimes, your best value is to go with your Realtor's
recommendation when time is short. Companies who answer phones
after normal business hours are highlighted here, along with those who
are open, usually 8-5, Monday-Friday.
